TERMS AND CONDITIONS 



    1. Reservation and Payment

  • Booking Confirmation: Your booking is confirmed only upon receipt of a signed Booking Form and a 40% Initial Deposit. We will issue written confirmation, forming a binding contract between you (the "Guest") and Masia Almanita SL ("we" or "us").
  • Payment Schedule: The remaining balance is due 6 weeks before arrival, along with a €2,500 security deposit. The security deposit will be refunded within 7 days after check-out, minus any costs for damages or breaches of the contract.
  • Cleaning Fee: A non-refundable cleaning fee of €1,000 + IVA is required before check-in. (valid 2026)


2. Cancellation and Changes

  • Guest Cancellations: The booking deposit is non-refundable. Cancellations within 6 weeks of the Arrival Date will result in the loss of all payments made. For cancellations due to local travel restrictions, a rebooking option for alternative dates may be offered.
  • Owner Cancellations: If circumstances beyond our control require us to cancel or alter your booking, we will notify you as soon as possible and refund all payments made. However, no further claims for compensation will be entertained.
  • Changes to Reservation: Any request to alter booking dates must be made in writing and is subject to availability. Changes may be considered a cancellation and may incur additional charges.


3. Guest Responsibilities

  • Check-in/Check-out: Check-in is after 4 pm on the Arrival Date, and check-out is by 10 am on the Departure Date. Late arrivals must be communicated in advance.
  • Guest Limits: Only the number of guests indicated in the Booking Form is allowed to stay at the property. Any changes to guest numbers must be approved in advance.
  • Property Care: Guests agree to leave the property in the condition they found it. This includes maintaining the cleanliness and order of the property and ensuring all furniture remains in its original position.
  • Use of the Pool: Guests use the pool at their own risk. Children must be supervised at all times, and no swimming is allowed under the influence of alcohol. Always use plastic glasses at the pool.


4. Event Policies

  • Event Capacity: Events hosted at the property must not exceed the maximum capacity of 200 guests unless otherwise approved. 
  • Vendors: Guests must provide details of any external vendors for approval before arrival, including caterers, musicians, and photographers.
  • Event Setup and Cleanup: Setup and takedown of event-related materials must be completed within the booking period. Additional cleaning services can be arranged at a specified cost.


5. Liability and Insurance

  • Insurance Requirements: Guests are required to carry comprehensive travel insurance covering cancellation, loss or damage to personal property, and health insurance with evacuation coverage.
  • Liability: We are not liable for any injuries or losses sustained during your stay, except where caused by our negligence.
  • Damage to Property: The Guest is responsible for any damage caused to the property during their stay. Costs will be deducted from the security deposit, and any additional damage costs must be settled immediately.


6. Force Majeure

  • We shall not be liable for any cancellations, delays, or changes to bookings due to events beyond our control, such as natural disasters, pandemics, or local civil disturbances. In such cases, we will attempt to offer alternative booking dates.


7. Complaints and Dispute Resolution

  • Reporting Issues: If any issue arises during your stay, you must inform us immediately to allow us the opportunity to resolve the matter.
  • Dispute Resolution: Any disputes arising from this contract will be subject to Spanish law and resolved in the courts of the Kingdom of Spain.
